AUCTION HELD AT THE HOSPERS COMMUNITY BUILDING ON MAIN STREET IN HOSPERS, IOWA.

 

LOCATION:  The farm is located at the intersection of Log Avenue and 420th Street, 1 ½ miles south of Hospers, Iowa Highway 60 exit on Blacktop L22; 5 miles northwest of Granville, Iowa; 8 miles northeast of Alton, Iowa.  Auction signs will be posted.

 

LEGAL DESCRIPTION:  The East Half of the Northeast Quarter of Section 22, Township 95 North, Range 43 West of the 5th P.M., Sioux County, Iowa.

 

FSA & FARM INFORMATION:  FSA shows 72.5 tillable acres in the description.  FSA corn base is 37.4 acres with 110 bushel DY and 149 bushel CC yield.  FSA soybean base is 35.1 acres with a 38 bushel DY and 46 bushel CC yield.  CSR rating at 68.85 according to NRCS.  Current taxes are $1,204 per year.

 

TERMS:  Ten percent earnest money on day of auction.  Buyers will enter written agreements for purchase immediately following the close of bidding.  All final bids are subject to Executor’s acceptance or rejection.  Balance due on or before December 14, 2010, when deeds and abstracts will be delivered and possession will be given.  Sellers will pay the installment of real estate taxes that would become delinquent if not paid by October 1, 2011 and all prior real estate taxes.
