LOCATION: The farm is
located at the intersection of 120th Street and Kiwi Avenue; 6 miles
northwest of Little Rock, Iowa; or 11 miles northeast of George, Iowa.
Building site address is 1227 Kiwi Avenue. Auction signs will be posted at
the farm. Remember, the auction will be held at The Town and Country
Building on Main Street of Little Rock, Iowa.
LEGAL DESCRIPTION: “Northeast Quarter of Section 19, Elgin
Township, Lyon County, Iowa.”
FARM INFORMATION: Selling will be 160 acres (more or less). FSA
records show 105.3 tillable acres with balance in building site, waterway,
pasture and road easement. FSA corn base is 72.1 acres with a 109 DY yield
and 109 CC yield. FSA soybean base is 20.9 acres with 34 DY yield and 34
CC yield. Lyon County Assessor shows CSR rating at 56.56 for entire farm.
Current taxes for the farm are $3,076 per year.
HOME & BUILDINGS: An attractive building site with good blacktop
road access, buildings include a 1 ½ story four bedroom home, unattached
garage, 54’ X 108’ machine shed, 24’ X 32’ shop, 34’ X 49’ Quonset, and
five grain bins with 60,000 bushel storage capacity along with several
other farm buildings. Lots of concrete in the livestock yards, 200’ of J
bunk, and an excellent well make this farm a prime choice for both

TERMS: Ten percent earnest money on day of auction. Buyers will
enter written agreement for purchase immediately following the close of
bidding. All final bids are subject to final acceptance or rejection by
owner. Balance will be due on or before December 12, 2008, when deed and
abstract showing merchantable title will be delivered and possession will
be given. Sellers will pay the installment of real estate taxes that would
become delinquent if not paid by October 1, 2009 and all prior real estate
taxes. Seller will provide deeds and abstracts to buyers in the manner
which is most cost effective for the seller. In the event one buyer
purchases both tracts, sellers will furnish one deed and abstract. FSA
program base acres are currently combined into one unit. If the farm is
sold in separate tracts, designation of the base acres and yields are the
responsibility of the buyers and Lyon County FSA Committee.
METHOD OF SALE
TRACT #1: The North portion of the property to include the building site,
tillable land north of pasture and pasture land west of the building site
containing 89.6 +/- acres.
TRACT #2: The South portion of the property containing 70.4 +/- acres.
TRACT #3: The combined tracts of the entire farm, 160 acres +/- will be
offered.
