The farm location is at the intersection of 220th Street and Eagle Avenue, just 1 mile southwest of Alvord, Iowa; 7 miles northeast of Inwood, Iowa or 7 miles northwest of Doon, Iowa.  Auction sign will be posted at the farm.

 

Farm #1 – Northern farm - SOLD $5900 / ACRE

ABBREVIATED LEGAL: “North ½, EXCEPT a tract, of the Northeast ¼ of Section 7, Doon Township”

FARM INFORMATION:  Selling will be 77.06 acres, more or less.  Lyon Assessor shows the overall CSR rating at 57.43.  This farm is combined with other property for current FSA programs.  FSA maps show this parcel to be all tillable except for the excepted parcel and road easement.  Current taxes are $1,040 per year.

Farm #2 – Southern farm - SOLD $5600 / ACRE

ABBREVIATED LEGAL: “South ½, EXCEPT a tract, of the Northeast ¼ of Section 7, Doon Township”

FARM INFORMATION:  Selling will be 78.33 acres, more or less.  Lyon Assessor shows the overall CSR rating at 55.83.  This farm is combined with other property for current FSA programs.  FSA maps show this inside parcel to be all tillable except for the excepted parcel, a small waterway area and road easement.  Current taxes are $1,012 per year.

 

METHOD OF SALE

TRACT #1:  North farm of 77.06 +/- acres.

TRACT #2:  South farm of 78.33 +/- acres.

The two tracts will not be combined at this auction.

 

OVERALL FARM INFORMATION:  Current FSA information shows 151.7 total tillable acres in the combined descriptions.  For entire tract, current corn base is 74.2 acres with 104 DY and 155 CC yields.  Soybean base is 72.3 acres with 42 DY and 50 CC yields.  Splits of bases and yields will be responsibility of buyers and FSA County Committee.   

TERMS:  Ten percent earnest money on day of auction.  Buyers will enter written agreements for purchase immediately following the close of bidding.  All final bids are subject to seller approval.  Sellers will pay the installment of real estate taxes that would become delinquent if not paid by October 1, 2009 and all prior taxes.  NORTH FARM balance due on or before December 2, 2008.  SOUTH FARM balance, 40% on December 29, 2008 and 50% on January 5, 2009.
