AUCTION HELD AT THE COURT IN SIBLEY, IOWA

 

LOCATION:  The farms are located one mile southeast of Sibley, Iowa near the intersection of Pierce Avenue (Blacktop L40) and 180th Street (Blacktop A30).  Auction signs will be posted at the farm.  Remember, the auction will be held at The Court in Sibley, Iowa, directly east of Cooperative Energy in Sibley.

 

Farm #1 – Northern farm

The farm is located at the intersection of Pierce Avenue and 180th Street, north of Highway 60.

ABBREVIATED LEGAL: “Parcel B in NE Quarter and Parcel C in NW Quarter in Section 19, East Holman Township.”

FARM INFORMATION:  Selling will be 76.84 surveyed acres.  CSR rating for this tract is 75.6 according to Osceola County Assessor.  Current yearly taxes are $1,242.

Farm #2 – Southern farm

The farm is located along Pierce Avenue, south of Highway 60.

ABBREVIATED LEGAL: “Parcel C in NE Quarter in Section 19, East Holman Township”

FARM INFORMATION:  Selling will be 36.59 surveyed acres.  CSR rating for this tract is 72.72 according to Osceola County Assessor.  Current yearly taxes are $680.

FSA INFORMATION FOR BOTH FARMS

Farms are currently combined for FSA programs.  Currently FSA shows 106.7 acres of tillable land.  Corn base is 60.8 acres with 108 DY and 131 CC yields.  Soybean base is 45.9 acres with 33 DY and 39 CC yields.  If property is sold to two buyers, then any split of bases and yields become responsibility of buyers and FSA Osceola County Committee.

 

TERMS:  Ten percent earnest money on day of auction.  Buyers will enter written agreements for purchase immediately following the close of bidding.  All final bids are subject acceptance or rejection by owner.  Balance due on or before December 30, 2008, when deeds and abstracts will be delivered and possession given.  Seller will pay the installment of real estate taxes that would become delinquent if not paid by October 1, 2009 and all prior taxes.  Seller will provide deeds and abstracts to buyers in the manner that is most cost effective for the seller.  In the event one buyer purchases multiple tracts separately, sellers may furnish one deed and abstract.
