located on Main Street of Little Rock, Iowa.
The farm is located ¼ mile south
of the intersection of 190th Street and Log Avenue, 6
miles southwest of Little Rock, Iowa; or 6 miles northeast of
George, Iowa. Auction sign will be posted at the farm.

LEGAL:
“The North Half of the Southwest Quarter AND the South Half of the
Northwest Quarter EXCEPT Lot One, Section 26, Grant Township, Lyon
County, Iowa.”
FARM INFORMATION:
Selling will be 153.01 acres, more
or less. FSA records show 147.3 tillable acres with a 74 acre
corn base, 99 DY and 122 CC bushel yields. Soybean base is 73.3
acres with a 31 DY and 37 CC bushel yields. CSR rating for the
property is 63.76 according to Lyon County Assessor’s records.
Soil maps show the majority of the farm in Primghar and Sac soils
with smaller amounts of Afton, Galva and Colo. Current taxes for
the farm are $2,966 per year. For any additional information

TERMS:
Ten percent earnest money on day of auction. Buyers will enter
written agreement for purchase immediately following the close of
bidding. All final bids are subject to acceptance or rejection by
Executor. Balance due on property on or before December 3, 2010
when deed and abstract will be delivered. Possession subject to
remaining rights of current tenant that end on March 1, 2011.
