Sale starts at 10:00 A.M. in the Little Rock Town and Country Building located on Main Street of Little Rock, Iowa.

 

The farm is located near the intersection of 180th Street and McKinley Avenue, 3 miles southeast of Little Rock, Iowa; or 5 miles west and ½ mile south of Sibley, Iowa.  Auction sign will be posted at the farm.

 

LEGAL: “The Southeast Quarter of Section 13, Grant Township, Lyon County, Iowa.”

FARM INFORMATION:  Selling will be 160 acres, more or less.  FSA records show 153.3 tillable acres with a 77.8 acre corn base, 111 DY and 129 CC bushel yields.  Soybean base is 75.5 acres with a 34 DY and 40 CC bushel yields.  CSR rating for the property is 70.57 according to Lyon County Assessor’s records.  Soil maps show the majority of the farm in Galva and Sac soils with smaller amounts of Primghar, Marcus and Calco.  Current taxes for the farm are $3,184 per year.  For any additional information please contact the auctioneers.

TERMS:  Ten percent earnest money on day of auction.  Buyers will enter written agreement for purchase immediately following the close of bidding.  All final bids are subject to acceptance or rejection by Executor.  Balance due on property on or before December 1, 2010 when deed and abstract will be delivered.  Possession subject to remaining rights of current tenant that end on March 1, 2011.
