Sale starts at 9:30 A.M.at the Town and Country Building located in Little Rock, Iowa
The farm is ½ mile south of the intersection of 100th Street and Kennedy Avenue, or ½ mile south of the intersection of 100th Street and Kingbird Avenue; approximately 3 miles southeast of Ellsworth, Minnesota or 7 miles northwest of Little Rock, Iowa. Auction signs will be posted at the farm.
Farm #1 – Western farm ABBREVIATED LEGAL: “The Northwest Quarter of Section Thirteen, Midland Township, Lyon County, Iowa.” FARM INFORMATION: Selling will be 160 acres, more or less. This farm is combined with other property for current FSA programs. FSA maps show this parcel to be all tillable except for a small creek in the farm and road easement. CSR rating is 70.28 for entire tract according to County Assessor. Current taxes are $3,540 per year.
Farm #2 – Eastern farmABBREVIATED LEGAL: “The Northeast Quarter of Section Thirteen, Midland Township, Lyon County, Iowa.” FARM INFORMATION: Selling will be 160 acres, more or less. This farm is combined with other property for current FSA programs. FSA maps show this parcel to be all tillable except for a small creek in the farm and road easement. CSR rating is 67.42 for entire tract according to County Assessor. Current taxes are $3,234 per year. METHOD OF SALETRACT #1: Description of 160 acres (more or less) of farm land. FSA FARM INFORMATION: Current FSA information shows 315.6 total tillable acres in the combined descriptions. For entire tract, current corn base is 157 acres with 113 DY and 152 CC yields. Soybean base is 157.3 acres with 40 DY and 48 CC yields. Splits of bases and yields will be responsibility of buyers and FSA County Committee. TERMS: Ten percent earnest money on day of auction. Buyers will enter written agreements for purchase immediately following the close of bidding. All final bids are subject to acceptance or rejection by Sellers. Balance due on or before February 24, 2009 when deeds and abstracts will be delivered and possession given subject to remaining rights of current tenant. Sellers will pay the installment of real estate taxes that would become delinquent if not paid by October 1, 2009 and all prior taxes.
