AUCTION HELD AT THE BIGELOW COMMUNITY BUILDING ON MAIN STREET IN BIGELOW, MINNESOTA

 

LOCATION:  The farm is located from Bigelow, Minnesota;  2 miles north on Highway 60, 1 mile west on County Road 4; and ½ mile north.  Auction sign will be posted at the farm.

 

ABBREVIATED LEGAL:  “Part of the Northwest Quarter and other tracts in Section 19, Bigelow Township, Nobles County, Minnesota.”

 

FARM INFORMATION:  Selling will be 226.75 surveyed acres.  FSA records show 207.6 tillable acres and an additional 3.0 acres in CRP.  FSA corn base is 123.7 acres with a 112 DY and CC yield.  FSA soybean base is 83.8 acres with 38 DY and CC yield.  Nobles County Assessor shows CER rating at 74.  Current taxes for the farm are $6,838 per year.

 

TERMS:  Fifteen percent (15%) earnest money on day of auction.  Buyers will enter written agreement for purchase immediately following the close of bidding.  All final bids are subject to final approval by owner.  Balance will be due on or before January 28, 2011, when deed and abstract showing merchantable title will be delivered and possession will be given.  Sellers have paid all 2010 real estate taxes.  Buyers will pay all 2011 real estate taxes.  Contact auctioneers for inspection of property.
