Farm #1 – Eastern farm The farm is located at the south edge of George, Iowa on the east side of Kennedy Avenue (Blacktop L14). ABBREVIATED LEGAL: “Parcel in Section 1, Wheeler Township.” FARM INFORMATION: Selling will be 70 +/- acres. FSA shows 42.1 tillable acres with 21 acre corn base, 107 DY and 131 CC yields. Farm also has 21.1 acre bean base, 41 DY and 50 CC yields. Balance of farm in pasture, road easement and river. CSR rating for entire tract is 57.5 according to NRCS computer maps.
Farm #2 – Western farm The farm is located at the south edge of George, Iowa on the west side of Kennedy Avenue (Blacktop L14). ABBREVIATED LEGAL: “Parcel in Section 2, Wheeler Township” FARM INFORMATION: Selling will be 20 +/- acres. FSA shows 12.3 tillable acres with a 6.2 acre corn base, 107 DY and 131 CC yields. Farm also has 6.1 acre bean base, 41 DY and 50 CC yields. Balance of farm in pasture, road easement and river. CSR rating for entire tract is 55.5 according to NRCS computer maps.
TERMS: Ten percent earnest money on day of auction. Buyers will enter written agreements for purchase immediately following the close of bidding. All final bids are subject acceptance or rejection by owner. Additional 40% due on or before December 28, 2007. Balance due on or before January 25, 2008, when deeds and abstracts will be delivered and possession given subject to existing lease that terminates March 1, 2008. Seller will pay the installment of real estate taxes that would become delinquent if not paid by October 1, 2008 and all prior taxes.
