AUCTION HELD AT THE HOSPERS COMMUNITY BUILDING ON MAIN STREET IN HOSPERS, IOWA.

 

LOCATION:  Building site and farm located at 4267 Log Avenue; 2 miles south of Hospers, Iowa Highway 60 exit to Blacktop L22; 4 miles northwest of Granville, Iowa; 8 miles northeast of Alton, Iowa.  Auction signs will be posted.

 

LEGAL DESCRIPTION:  The North Half of the Southeast Quarter of Section 22, Township 95 North, Range 43 West of the 5th P.M., Sioux County, Iowa.

FSA & FARM INFORMATION:  Farm is combined with other land for current USDA programs.  FSA does show 71.76 tillable acres.  The FSA corn base is at 51.6% of tillable acres with a 110 bushel direct yield and 149 bushel CC yield.  The FSA soybean base is at 48.4% of tillable acres with a 38 bushel direct yield and 46 bushel CC yield.  CSR rating at 66 across entire farm.  Current taxes are $1,484 per year.

METHOD OF SALE

TRACT #3:  The combined tracts of the entire farm, 80 acres (more or less) will be offered.

 

TERMS:  Ten percent earnest money on day of auction.  Buyers will enter written agreements for purchase immediately following the close of bidding.  All final bids are subject to Executor’s acceptance or rejection.  Balance due on or before January 29, 2010, when deeds and abstracts will be delivered and possession will be given.  Sellers will pay the installment of real estate taxes that would become delinquent if not paid by October 1, 2010 and all prior real estate taxes.  Seller will provide deeds and abstracts to buyers in the manner that is most cost effective for the seller.  In the event one buyer purchases tracts separately, sellers will furnish one deed and abstract.
