LOCATION: The farm is located 5 miles north of Little Rock, Iowa; or 7 miles east of Ellsworth, Minnesota. Auction sign will be posted at the farm.
LEGAL DESCRIPTION: “East Half of Southeast Quarter of Section 28, Little Rock Township, Nobles County, Minnesota.”
FARM INFORMATION: Selling will be 80 acres (more or less). FSA records show 74.1 tillable acres with balance in road easement and waterway. FSA corn base is 39.5 acres with a 104 DY and CC yield. FSA soybean base is 32.5 acres with 32 DY and CC yield. Nobles County Assessor shows CER rating at 71.65. Current taxes for the farm are $1,762 per year.
TERMS: Ten percent earnest money on day of auction. Buyers will enter written agreement for purchase immediately following the close of bidding. All final bids are subject to final acceptance or rejection by owners. Balance will be due on or before January 29, 2010, when deed and abstract showing merchantable title will be delivered and possession will be given subject to remaining rights of current tenant.
