LOCATION: The farm is located at the intersection of 110th Street and Larch Avenue; 6 miles northwest of Little Rock, Iowa; or 5 miles southeast of Ellsworth, Minnesota. Auction signs will be posted at the farm.
 

 

LEGAL DESCRIPTION: “Northeast Quarter of Section 17, Elgin Township, Lyon County, Iowa.”


FARM INFORMATION: Selling will be 160 acres (more or less). FSA records show 126 tillable acres with balance in building site, pasture and road easement. FSA corn base is 64.9 acres with a 93 DY and CC yield. FSA soybean base is 20.8 acres with 30 DY and CC yield. Lyon County Assessor shows CSR rating at 58.89 for entire farm. Current taxes for the farm are $2,780 per year.


BUILDINGS: A well protected building site with well in use. Buildings include a double garage, barn, corn crib, hog houses and several other buildings. The buildings are in use at the present time for livestock so inspection of the building site is by appointment only. Remember, the auction will be held at The Town and Country Building on Main Street of Little Rock, Iowa.


TERMS: Ten percent earnest money on day of auction. Buyers will enter written agreement for purchase immediately following the close of bidding. All final bids are subject to final acceptance or rejection by Executors and owners. Sale is subject to district court approval for the Agnes Hinrichs Estate. Balance will be due on or before November 23, 2009, when deeds and abstract showing merchantable title will be delivered and possession will be given subject to remaining rights of current tenants. Sellers will pay the installment of real estate taxes that would become delinquent if not paid by October 1, 2010 and all prior real estate taxes.
