The farm is near the intersection of 170th Street and Ibex Avenue (building site address is 1673 Ibex Avenue) just two miles southeast of Rock Rapids, Iowa. Auction sign will be posted at the farm.

FARM INFORMATION: Selling will be 120 acres, more or less. This farm is combined with other property for current FSA programs. FSA maps show this parcel to be all tillable except for a small building site and road easement. Improvements include a 1 ¾ story home, unattached garage, hog house, chicken house, cattle shed, corn crib and granary. For inspection of the building site by appointment only contact auctioneers.

OVERALL FARM INFORMATION: Current FSA information shows 230.6 total tillable acres in the combined descriptions. For entire tract, current corn base is 114.8 acres with 114 DY and 143 CC yields. Soybean base is 114.8 acres with 38 DY and 47 CC yields. Splits of bases and yields will be responsibility of buyers and FSA County Committee if sold in separate parcels. Current taxes for the entire tract are $4,662 per year. CSR rating for entire tract is 65.20 according to Lyon County Assessor’s records.
TERMS: Ten percent earnest money on day of auction. Buyers will enter written agreements for purchase immediately following the close of bidding. All final bids are subject to acceptance or rejection by Executor and District Court approval in the matter of the Verna V. Haegele Estate. Balance due on property on or before April 25, 2008 when deeds and abstracts will be delivered and possession given. Sellers will pay the installment of real estate taxes that would become delinquent if not paid by October 1, 2008 and all prior taxes. Seller will provide deeds and abstracts to buyers in the manner that is most cost effective for the seller. In the event one buyer purchases multiple tracts separately, sellers may furnish one deed and abstract.
