LOCATION: The farm is located ¼ mile east of the corner of Oak Hill Avenue and 270th Street, 3 miles south and ¼ mile east of Ashton, Iowa; or 2 miles east, 1 mile north and ¼ mile east of Ritter, Iowa. Auction signs will be posted at the farm. Remember, the auction will be held at the Legion Building in Ashton, Iowa.

FARM INFORMATION: Selling will be 80 acres (more or less). FSA shows 77.2 tillable acres. FSA shows corn base at 37.9 acres with a 118 bushel direct yield and 152 bushel CC yield. FSA shows 37 soybean base acres with a 47 bushel direct yield and 56 bushel CC yield. Osceola County Assessor shows CSR rating at 74.65 across entire farm. Current taxes for the farm are $1,504 per year. For inspection of the property or other information contact the auctioneers.
LEGAL DESCRIPTION: “The East Half of the Southwest Quarter of Section Thirty-five, Township Ninety-eight North, Range Forty-two West of the 5th P.M., Osceola County, Iowa.”

TERMS: Ten percent earnest money on day of auction. Buyers will enter written agreement for purchase immediately following the close of bidding. All final bids are subject to final acceptance or rejection of Executor. Sale is subject to district court approval for the Helen Krogman Estate. Balance will be paid on or before November 20, 2009, when deed and abstract showing merchantable title will be delivered and possession will be given subject to remaining rights of tenant. Full possession on March 1, 2010. Sellers will pay the installment of real estate taxes that would become delinquent if not paid by October 1, 2010 and all prior real estate taxes.
